A PUB plans to install eight holiday caravans behind its car park to help strengthen the future of “a valued rural service”.
The Leaking Well public house has submitted a planning application to convert 1,999 square metres of amenity land into a caravan site, complete with a utility block.
The proposed site, situated behind the pub’s main car park near the A449 at Dunhampton, is already familiar with similar uses.
The land borders an established residential caravan site so it is hoped the proposal would not significantly alter the current landscape.

The application states that each caravan would offer holiday accommodation only, with two parking spaces allocated per unit, resulting in a total of 16 spaces.
The caravans would be arranged around an internal access route, with two visitor parking areas also planned.

The proposal includes communal refuse and recycling facilities, as well as low-level, controlled lighting.
The utility block would provide separate male, female, and accessible WC facilities, along with a laundry.

The public house, sometimes referred to as The Old Leaking Well, was previously granted permission for a similar proposal in 2014.
However, the scheme was never fully realised due to financial constraints faced by the former owners.
The new application seeks to revive this plan, aiming to support the pub’s year-round trading and contribute to the site’s long-term sustainability.
According to the planning statement, the proposed development is part of a broader investment strategy by Leaking Well Leisure, following their acquisition of the public house.

The report states: “The caravan use is a key part of that investment strategy: guests staying on site are likely to use the public house for food and drink and will also generate expenditure at other local services and attractions.
“This creates a mutually supportive relationship between visitor accommodation and an established rural hospitality business.
“It is co-located with the public house and uses existing access, existing developed-site infrastructure and an enclosed parcel of amenity land, whilst the adjacent petrol station provides convenience store functions as well as facilities such as Paypoint.
“The proposal therefore makes efficient use of the site while strengthening the commercial resilience of a valued rural service over the long term and supporting other local business and facilities in the area.”
The proposal does not suggest any new or altered vehicular or pedestrian access to the public highway.
The development would use the existing access serving The Leaking Well.
The application is open for consultation until October 29 and can be accessed via the Wychavon planning portal by using the application number W/26/01880/FUL.
