A prime town centre development opportunity in Kidderminster is coming to market.
Wyre Forest District Council is seeking a high-calibre development partner to deliver the residential-led regeneration of Lion Fields.
The site offers scale, strong fundamentals and a central role in Kidderminster’s wider transformation.
It presents an opportunity to unlock value through a Joint Venture with an ambitious council committed to long-term growth.
Located in the heart of Kidderminster town centre, the 4.25-acre brownfield site has the potential to deliver around 150 new homes.
The opportunity comes at a time of significant investment in Kidderminster, with more than £45 million invested in regeneration projects over the past five years.
Major projects include the new Talbot Park and the regeneration of The Old Court and The Weaving Sheds, all of which sit alongside the Lion Fields site.
These investments, together with the refurbishment of Kidderminster Town Hall and the Piano Building, have boosted confidence in the town centre and strengthened its appeal as a place to live, work and invest.

Councillor Dan Morehead, Wyre Forest District Council’s cabinet member for economic regeneration, planning and the green agenda, said: “We are looking for an ambitious partner who shares our vision for creating a high-quality residential neighbourhood that will bring new life, investment and activity into the town centre. Kidderminster offers an exceptional quality of life, combining the convenience of a well-connected town with easy access to the Wyre Forest, an extensive canal network, and an abundance of green spaces.
“With Lion Fields just a short walk from Kidderminster Train Station and Birmingham only 35 minutes away by rail, the town is well placed to attract a new generation of residents”.
The council has already developed an indicative masterplan for the site, but is encouraging bidders to bring forward their own ideas and expertise through the Joint Venture process.
The successful partner will work with the Council to shape the design, planning and delivery of the scheme.
Together, they will create a development that meets local housing needs while supporting the wider regeneration of the town centre.
