Landlords urged to comply with new rules or face £7,000 fine

Landlords have just over a week left to ensure they comply with new rules and rights for tenants.

Under the Renters’ Rights Act, effective from May 1, 2026, they are required to distribute a government-issued tenants’ information sheet by May 31 or risk fines of up to £7,000.

The reminder comes from James Gwynne, lettings manager at Worcestershire estate agents Nicol & Co.

Mr Gwynne said: “Landlords must have distributed the tenants’ Information Sheet, as specified by the government, by 31 May or they face a fine that could be as high as £7,000.”

He stressed that simply making the document available is not enough.

Mr Gwynne said: “Agents and landlords must ensure that the relevant documents are served to tenants, and they must also now be able to prove it and provide evidence they were delivered and accepted.”

The Renters’ Rights Act also ended Section 21 evictions and abolished fixed-term tenancies.

Despite initial concerns, Mr Gwynne said there has not been a rush of landlords selling properties as a result.

He said: “We have seen perhaps a handful of landlords in Worcestershire who have opted to place properties on the market, and the rental stock that is available tends to be existing properties, not new.

“What we are seeing is, that because tenants now have to be given two months’ notice, the crossover period has been extended, and this will have implications for landlords’ cashflow.

“On the plus side, it affords the opportunity for repairs and renovation to be carried out in a timely fashion.”

He also noted that rents are starting to rise under the new regulations.

Mr Gwynne said: “This is leading them to place the property on the market at a level they want to achieve, rather than open up a property to a competitive bidding scenario.”
